I'm more and more considering not investing in real estate at all because of several reasons. Actually you can buy S&P500 trackers and outperform real estate, while keeping your money liquid and have nothing that needs to get managed. The only negative is that the S&P500 dividends are not as high as the rent returns. But it was in the past, and that can change again. Anyone who can tell me why real estate is still a great idea?

On your road to success you'll have all these realizations, or ceilings you have to break through: - The mindset has to be right - You will doubt yourself, or doubt the timing/setting - Then you will fail several times before finding something that works - Even if you find something, you'll realize it's really damn hard to make some money - You will realize that everything works against you: taxes, regulations, competition,... - The path to success is very lonely. There will be (nearly) nobody by your side for most of the journey - Barely anyone wants to see you win. You'll start losing people and have to find a new circle of friends - Even if you make the money, you'll realize it's even harder to keep the money than make it - Your life will then be flooded with sharks and dishonest people You will realize why it's so difficult to get to the 1%. It's the 1% for a reason. If it was easy, everyone would do it.
